In these cases <strong>the most common is an apartment or flat in Andorra<\/strong> to <a href=\"https:\/\/andorrainsiders.com\/en\/residency-immigration-living\/\" data-type=\"page\" data-id=\"2621\">reside<\/a> permanently in the country.<\/p>\n\n\n\n<p>We usually say that <strong>the most expensive things to settle down <a href=\"https:\/\/andorrainsiders.com\/en\/open-mount-andorra-company\/\" data-type=\"page\" data-id=\"2445\">creating a company<\/a> in Andorra are on the one hand the share of the <a href=\"https:\/\/andorrainsiders.com\/en\/cass-social-security\/\">social Security<\/a> and on the other hand the rental of the home<\/strong> (since as we remember, there is no <a href=\"https:\/\/andorrainsiders.com\/en\/autonomo-andorra-2020-requisitos\/\" data-type=\"post\" data-id=\"3064\">self-employed legal figure or category<\/a>). In the first case we are talking about approx. \u20ac500 per month and the second case is the one we are going to address here. <strong>We will focus on the floors because they are the vast majority<\/strong> of the Andorra real estate park (<a href=\"https:\/\/www.estadistica.ad\/portal\/apps\/sites\/#\/estadistica-ca\/pages\/estadistiques-i-dades-detall?Idioma=ca&amp;N2=131&amp;N3=147&amp;DV=1084&amp;From=2010&amp;To=2021&amp;Var=\" target=\"_blank\" rel=\"noopener\">more than 90%<\/a>) and the type of housing that most people demand.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Price of flats in Andorra: rent and purchase<\/h2>\n\n\n\n<p>As we will see below, <strong>Housing prices in Andorra have skyrocketed since 2020 and now exceed those of most Spanish cities.<\/strong>The average purchase price of an apartment is around \u20ac4,400\/m\u00b2 (actual transactions in 2024), while new rental agreements are renting for around \u20ac2,500-\u20ac2,800\/month. Strong population growth, a structural housing shortage, and the attraction of high-income residents explain this trend, which shows no signs of slowing down.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Price of flats to buy in Andorra<\/h3>\n\n\n\n<p>To approximate the purchase prices of real estate properties in Andorra <strong>we can refer to multiple sources<\/strong>The most reliable is the <a href=\"https:\/\/www.govern.ad\/ca\/w\/estadistica-publica-per-primera-vegada-les-dades-de-transaccions-immobiliaries-i-de-preus-de-l-habitatge-1\" target=\"_blank\" rel=\"noopener noreferrer\">Andorran Statistics Department<\/a>, which first published official transaction data in 2024. According to the latest available data, the <strong>average price per square meter of flats in Andorra<\/strong> It is located in <strong>~\u20ac4,169-\u20ac4,440\/m\u00b2 in 2024<\/strong> (real transactions), an increase of 16-23% compared to 2023. The annual report of the <a href=\"https:\/\/digitalandorra.com\/economia\/el-preu-mitja-de-lhabitatge-a-andorra-assoleix-un-maxim-historic-de-4-373-e-m2\/\" target=\"_blank\" rel=\"noopener noreferrer\">Association of Real Estate Agents (AGIA)<\/a> sets the average price for 2024 at a record high of <strong>\u20ac4,373\/m\u00b2<\/strong> for all types (+6.5% annually; +81.5% in five years).<\/p>\n\n\n\n<p>According to government data, we have that the <strong>average price per square meter of flats in Andorra<\/strong> It was \u20ac3,599.30 in 2023, 10.2% more than in 2022 with \u20ac3,266.41. With respect to <strong>median single family home price<\/strong>, was \u20ac2,429.08 in 2023 compared to \u20ac2,561.86 in 2022, which represents a surprising decrease of 5.2%. And the price on this one went from \u20ac3,203.73 in 2021 to the impressive figure of \u20ac4,713.37, an increase from the 47% in a single year, what an outrage. This is mainly due to the construction of skyscrapers (<a href=\"https:\/\/andorrainsiders.com\/en\/supply-andorra-insiders-offices-la-torre\/\" data-type=\"post\" data-id=\"7939\">like the one in La Torre<\/a>) in this parish, which have increased the average price per square meter of apartment and housing greatly.<\/p>\n\n\n\n<p>For the rest, in the other parishes prices have increased by an average of \u20ac1,000 per square meter, with Canillo being the parish that has suffered the least increase. Right now the trend continues to be very bullish due to the growing number of people who have settled in the country especially after the <a href=\"https:\/\/andorrainsiders.com\/en\/el-rubius-muda-andorra-another-youtuber-mas\/\" data-type=\"post\" data-id=\"3769\">trend set by El Rubius<\/a> and other things. Evolution 2017-2023<\/figcaption><\/figure>\n<\/div>\n\n\n<p>As we see, it follows a <strong>very clear upward trend since 2017<\/strong>, although obviously at the beginning of the last decade prices were higher than now.<\/p>\n\n\n\n<p>It should be noted that there are other sources from which to get the data. For instance, <a href=\"https:\/\/www.habitaclia.com\/informes\/precio-medio-viviendas-provincia_andorra.htm\" target=\"_blank\" rel=\"noopener\">is from Habitaclia<\/a> in which the calculation is made on advertisements for non-single-family homes published in <a href=\"https:\/\/www.habitaclia.com\" target=\"_blank\" rel=\"noopener\">habitaclia.com<\/a> in geographical areas with a sample of more than 50 ads and that reflects some <strong>home purchase prices in Andorra that have risen from around \u20ac4,100\/m2 at the beginning of 2022 to almost \u20ac4,500\/m2<\/strong> at the end of 2022 and the beginning of 2023. In any case, these data are from the advertisements published by Habitaclia, which are only part of the fleet of Andorran properties and usually the most expensive.<\/p>\n\n\n\n<p>Other sources to use can be this of <a href=\"https:\/\/www.hogaria.net\/estadisticas\/andorra.aspx\" target=\"_blank\" rel=\"noopener\">Hogaria.net<\/a>, although the data does not seem very reliable and it does not show how it has been extracted, although we assume that it has been done through the publication of ads. Be that as it may, <strong>What is certain is that indeed the prices of flats and houses in general in Andorra have increased a lot in recent years.<\/strong>.<\/p>\n\n\n\n<p>Finally, note that <strong>home purchase price is a recurring theme<\/strong> in the country, as we have seen in numerous press articles and notes such as <a href=\"https:\/\/lavalira.eu\/es-dispara-el-preu-mitja-dels-pisos-de-venda-a-andorra-per-larribada-despanyols-amb-un-cert-poder-adquisitiu\/\" target=\"_blank\" rel=\"noopener\">east of La Valira<\/a>, <a href=\"https:\/\/lavalira.eu\/el-preu-de-lhabitatge-a-andorra-pels-nuvols\/\" target=\"_blank\" rel=\"noopener\">this other<\/a>, or also <a href=\"https:\/\/www.elperiodic.ad\/noticia\/74488\/estadistica-pronostica-que-caldran-2.000-pisos-mes-en-els-proxims-anys\" target=\"_blank\" rel=\"noopener\">east of El Peri\u00f2dic<\/a> Y <a href=\"https:\/\/www.elperiodic.ad\/opinio\/article\/65628\/habitatge-mesures-urgents\" target=\"_blank\" rel=\"noopener\">this other<\/a> or in <a href=\"https:\/\/www.andorradifusio.ad\/noticies\/preu-mitja-metre-quadrat-pisos-baixa\" target=\"_blank\" rel=\"noopener\">Andorra Diffused<\/a> and even in the <a href=\"https:\/\/www.diariandorra.ad\/noticies\/nacional\/2020\/03\/17\/el_preu_del_metre_quadrat_dels_pisos_venda_situa_409_euros_158687_1125.html\" target=\"_blank\" rel=\"noopener\">Diari d&#039;Andorra<\/a>. In fact, the Association of Real Estate Agents of Andorra (AGIA), <a href=\"https:\/\/www.agia.ad\/noticies\/preu-metre-quadrat-terreny-andorra-sincrementa\" target=\"_blank\" rel=\"noopener\">posts on his blog posts with some concern<\/a>. The Government itself has currently restricted the requirements to settle in the country precisely for this reason and with the aim of reducing prices and rentals of flats.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Rental price in Andorra<\/h3>\n\n\n\n<p><strong>The vast majority of people in Andorra live on rent<\/strong>. According to <a href=\"https:\/\/www.estadistica.ad\/portal\/apps\/sites\/#\/estadistica-ca\/pages\/estadistiques-i-dades-detall?Idioma=ca&amp;N2=131&amp;N3=147&amp;DV=742&amp;From=2007&amp;To=2021&amp;Var=\" target=\"_blank\" rel=\"noopener\">statistics department data<\/a>, between 60% and 70% of people live in the country renting an apartment or other home. Therefore it is obvious that this question is the most important. To find out about renting flats and housing in Andorra, we should refer to the <a href=\"https:\/\/www.estadistica.ad\/portal\/apps\/sites\/#\/estadistica-ca\/pages\/publicacio?Idioma=ca&amp;Id=30072&amp;IdCat=4\" target=\"_blank\" rel=\"noopener\">Household Budget Survey<\/a>, in this case from 2021 which is the last available.<\/p>\n\n\n\n<p>According to these files we can find very interesting data. For example, the average occupation time of a dwelling is 12.4 years and the majority of dwellings are occupied between 10 and 19 years. Also that the bulk of rental homes are concentrated between 2 and 9 years of rent and between 50 and 124 square meters, with an average of 80 m2.<\/p>\n\n\n\n<p>Regarding rental prices, the following table shows the evolution of <strong>average rental price in Andorra<\/strong> according to the Household Budget Survey up to 2021. Since then, prices have increased very sharply: according to the <a href=\"https:\/\/www.altaveu.com\/habitatge\/habitatge-situa-en-1819-euros-metre-quadrat-preu-real-lloguer-pisos-andorra_70921_102.html\" target=\"_blank\" rel=\"noopener noreferrer\">SICAR<\/a> (Sistema d&#8217;Indicadors de Contractes d&#8217;Arrendament, registro oficial de contratos), el precio real de los contratos activos es de <strong>\u20ac18.19\/m\u00b2<\/strong> on average, while real estate portals show <strong>\u20ac27.56\/m\u00b2<\/strong> for new listings. Regarding the monthly amount, <a href=\"https:\/\/elperiodic.ad\/economia\/el-preu-mitja-del-lloguer-se-situa-en-2-832-euros-en-lultim-trimestre-del-2024\/\" target=\"_blank\" rel=\"noopener noreferrer\">The average market price in Q4 2024 was \u20ac2,832\/month<\/a> (median: \u20ac2,550). In this sense, the most remarkable and visual graph of the study relates the <strong>prices according to the size of the house considered and taking the years from 2017 to 2021<\/strong> as we show below.
